Financing a rental deposit

Financing the deposit for your dream apartment quickly and easily!

Finance a rental deposit with Pfando

A new home can be a welcome new beginning. In any case, a move is an investment, not only in your own living comfort, but also financially.

Once you have overcome the first hurdles in the often adventurous search for a home, such as getting the landlord's approval, a successful credit check or organizing the move, purchases such as new furniture and the deposit for new tenants come into play.

You can rarely do without a rental deposit: Such a deposit serves to protect the landlord in the event of damage to the property or non-payment of rent during the rental period. The deposit is held in a separate account, to which interest is added on the deposit amount at the start of the tenancy. Both parties are responsible for agreeing on the amount of the deposit and recording this in the tenancy agreement; the maximum limit is three net cold rents.

If there are no counterclaims on the part of the landlord after the end of the tenancy, you as the tenant will receive the amount back plus interest. After all, this is a deposit that can only be retained in part or in full just in case - depending on the amount of the counterclaims.

For some new tenants, however, the rental deposit is a financial obstacle, whether due to a low income or other payment obligations. If your credit rating is rather mediocre or you are not liquid enough to pay up to three net cold rents at once, a deposit loan from Pfando is a good option.

Simply bring your vehicle by and benefit from cash payout within 60 minutes (after successful inspection) - so you can finance your rental deposit and move into your new home quickly.

Finance your rental deposit in installments?

Unfortunately, there is no legal regulation in Austria that gives tenants the right to finance the rental deposit in installments. Payment in installments is only possible if the landlord and tenant expressly agree to this. If you are unable to pay the deposit all at once, you should negotiate a partial payment or payment in installments with the landlord before signing the contract. Especially if payment by installments is not possible, a Pfando deposit loan is a good way to cover the financial outlay for the rental deposit.

The best thing about our car loan is that you can continue to use the vehicle and thus remain mobile and, above all, flexible. Move into your new home and get around as usual!

Financing a rental deposit despite a negative credit rating?

If your KSV score, i.e. your rating with KSV, is negative, this can have a negative impact on you when renting a new apartment. In this case, it is all the more important that you can provide proof of a rental deposit guarantee or finance your rental deposit. A guarantee can be provided by relatives or banks, for example. Your guarantors will stand in for you in the event of non-payment and ensure that your tenancy is not jeopardized in the event of a short-term financial bottleneck. However, this is subject to the landlord accepting the guarantee.

But how can you finance the rental deposit if you have no guarantors or want to be independent of a guarantee and the KSV entry is negative?

One of the few ways to obtain cash quickly and easily - and above all despite a negative KSV score or poor credit rating - with which you can finance your rental deposit is a car loan from Pfando. All you need for the cash payout is your own vehicle with a market value of at least 3,500 euros. With Pfando, no further collateral is required in addition to the pledged item as with a bank loan, so you don't have to worry about a negative KSV score - only the market value of the vehicle is decisive with Pfando! Incidentally, you can decide whether you want to receive the maximum amount or a partial amount.

The best thing about our deposit loan is that you can continue to use the vehicle and thus remain mobile and, above all, flexible. Move into your new home and make your journeys as usual!

Borrowing money for a rental deposit

If your apartment search was successful, certain financial factors should be clarified so that you can make a quick commitment. Hardly any apartments are rented out without a rental deposit, usually held in a separate account by the landlord. This protection against defects occurring during your rental period is legitimate and also protects you as a tenant against unforeseen financial claims at the end of the rental period if damage occurs.

If you are currently unable to raise the money for the deposit on your own, you can borrow the money for the rental deposit. In addition to relatives and friends, banks and other financial service providers are typically suitable for this.

If you want to remain independent, own a vehicle and always prefer your own solution to a loan, Pfando is ideal for financing. Save yourself the tedious credit applications that come with a loan or overdraft facility from a bank!

As the market leader for short-term liquidity, with Pfando you benefit from unbureaucratic and fast handling of your request, so that you receive cash within 60 minutes thanks to your vehicle alone - no KSV and full flexibility!

The Pfando principle explained in brief

Financing your deposit unbureaucratically

Private customers

We at Pfando offer private individuals with an acute need for money an individual and flexible solution. We know that the reasons for a liquidity bottleneck can be varied. For example, have you lost a legal dispute or have other private debts? Is there an accident-related payment default in the case of self-employment or is a tax refund due?

Do you have a payment default in your company and want to secure continued payment of wages?

Business customers

For a company, even a short-term inability to pay can mean the end under certain circumstances: Many tradespeople get into payment difficulties due to an unexpectedly high tax prepayment, for example, especially when the tax calculation is switched from repayment to prepayment. If it is not possible to continue paying wages for several months, you may lose employees and recovery from the liquidity problem becomes increasingly unlikely. In such cases, we at Pfando's cash & drive GmbH help tradespeople to quickly restore liquidity and secure continued payment of wages.
